There are several basic things that your agent will do for you, such as search the MLS for homes that meet your criteria, schedule tours of homes that you would like to see in person, and conduct negotiations with the other party or their agents. However, agents spend almost as much time handling the complications of a sale because “every deal has something different to deal with.” 

 For example, in one recent transaction, we had a client who loved a listing we showed her, but she thought it was overpriced and expressed concern that the tile roof needed to be replaced. Due to the price of the home and the roof, she didn’t think it was worth pursuing. We took proactive action to resolve her concerns:

  • PRIOR to scheduling a showing, we coordinated with a highly regarded roofing company we knew to inspect the roof and provide a quote to replace the roof.

  • While at the house for the roof inspection, we filmed a detailed video tour for our clients.

  • We communicated clearly with the seller that the price and roof were significant issues. (Seller then dropped the list price $48,000).

  • We helped the buyer negotiate another $45,000 off the list price based on the roof inspection that definitively showed that the roof needed to be replaced.

  • We attended the home inspection with the buyer.

  • We negotiated for repairs to be made by the seller.

  • We assisted the buyer as a liaison to the seller in negotiating to purchase some furnishings, organized a photo inventory, and provided a bill of sale the buyer and seller could use.

  • Then, the seller wanted to cancel the contract due to an employment change. We informed our buyer of her rights and options and kept the transaction progressing towards closing.

  • Most recently, we resolved an issue the buyer had transferring the electricity to her name. The home she is purchasing had extensive renovations done two years ago. Florida Power and Light did not have documentation that the final electric inspection had passed. Until that happened, our buyer could not get the electric switched to her name. Resolving this should have been the responsibility of the seller, but he was not helpful. After multiple phone calls to FPL and the county, we were able to resolve this issue.
