Here’s your Market Update for single-family homes in the Cape Coral-Fort Myers Area. In August, the median sale price for single-family homes dropped to $390,000. The median sale price has continued to steadily decline over the last several months. The active inventory of homes on the market continues to stay higher than the previous year, giving the Buyer the upper hand when home shopping. Sellers are ready and willing to negotiate, and closed sales are up 4.8% from last August.
